What is a Roof Management Program?

A Roof Management Program is the best way to extend the serviceable life of your roof, protect the exterior and interior of your building, and save money on costly repairs over the life of the roof. With proactive scheduled walk-throughs and maintenance of your building, you can be confident that you know the condition of your building roof and its value.

Our roof management program consists of a three-phase approach.

Phase I: Roof Inspections and Data Collection

First, our expertly trained technicians conduct a thorough multi-point inspection of your roof to evaluate its current condition and determine if it can be economically maintained. Next we collect key historical data such as installation dates and warranties. Finally, we generate a detailed roof survey report, which includes repairs to be made as well as a customized repair and maintenance program.

All information collected during inspections and analyses is entered into a secure online database that can be accessed at anytime. Our database follows the performance of the roof and contains historical information as well as all surveys, work orders, repair records, photographs and more.

Phase II: Prioritization and Budget Planning

Once the inspection and data collection phase is complete, RMS will prioritize the work and submit detailed and comprehensive short-and long-term planning recommendations. We also prepare item-by-item budgets to ensure adequate funding for repairs and maintenance.

Our technicians analyze the findings in the inspection reports, provide support documentation and submit recommendations for an action plan. This allows stakeholders to make better informed and more financially sound decisions.

Phase III: Preventative Maintenance

Our Maintenance Program includes annual or semi-annual routine inspections and maintenance protocols that include:

  • Surface cleaning/debris removed
  • Caulking and resealing
  • Aluminum coating
  • Emergency services
  • Preventative and remedial maintenance
